A long-awaited mixed-use development next to the Brightline station is officially rising in downtown West Palm Beach.
Developers LD&D and IGEQ, together with investment partner FrontRange Capital Partners, have broken ground on Alida Residences, a 21-story luxury apartment tower, and a separate 112-room Marriott Tribute Portfolio hotel at 506 Datura Street. Both projects are expected to open in 2028.
The development marks the first downtown high-rise multifamily project to break ground since The Laurel, underscoring continued demand for luxury housing in one of Florida’s fastest-growing urban markets.
Alida Residences will feature 181 apartments, including studio, one-, two-, and three-bedroom floor plans ranging from about 500 to more than 2,000 square feet. Residents will have access to high-end finishes, wellness-focused amenities, and what developers say will be the first true rooftop pool on a downtown West Palm Beach apartment tower, perched on the 21st floor with panoramic views of the Intracoastal Waterway, The Breakers, and the Atlantic Ocean.
Rather than combining the hotel and apartments into a single building, developers chose to construct them as two separate properties, allowing each to have its own design and identity.
The project has been years in the making. The development team assembled the three-parcel site in 2019 before navigating rezoning, a pandemic-related delay, and a complete redesign. A zoning change that added the hotel component also increased the site’s allowable density, making the larger mixed-use project possible.
Located directly across from the Brightline station and surrounded by roughly 5 million square feet of office space, the development also sits near Vanderbilt University’s planned downtown campus.
Mayor Keith James called the project another milestone in downtown’s transformation, saying it will bring new housing, a new hotel brand, retail, and transit-oriented development to one of the city’s fastest-growing corridors.
